While master-planned 4S Ranch has a different Zip code than Rancho Bernardo, it is considered part of the greater Rancho Bernardo community and is sometimes called Rancho Bernardo West, because it is west of Interstate 15, not east of that freeway, as is traditional Rancho Bernardo.
Under the auspices of Newland Communities, several different builders created the community's gated enclaves. 4S Ranch has become a favorite among San Diego County homebuying families because it was built to be within an easy drive or walk from stores, shops, excellent schools (Poway Unified School District), parks, pools, a gym, and trails. It's in a coveted location with Rancho Santa Fe to the north and Santaluz to the west.
4S Ranch is one of only five communities in San Diego designed and built according to strict "fire safe" construction standards. These standards resulted in not a single home being lost or even damaged in any of these communities during the October 2007 fires that affected much of Southern California and burned more than 2,000 homes elsewhere throughout Southern California. The "Shelter in Place" construction concept of these communities was tested and passed through the fires without any damage.
